G\u00fcn\u00fcm\u00fczde bir\u00e7ok ki\u015fi bu i\u015flemlerini avukatlar\u0131na vek\u00e2let vererek kolayl\u0131kla yapt\u0131rmaktad\u0131r.<br \/><br \/>\u0130ntikal bir yerden ba\u015fka bir yere ge\u00e7me, ge\u00e7irilme anlam\u0131na gelmektedir<strong>. Miras intikali<\/strong>\u00a0de ki\u015finin \u00f6l\u00fcm\u00fc halinde ta\u015f\u0131nmaz mallar\u0131n\u0131n miras\u00e7\u0131lar\u0131n\u0131n \u00fczerine ge\u00e7irilmesidir. Miras\u00e7\u0131 olarak belirlenmi\u015f ki\u015filer genellikle \u00f6len hak sahibi ile aras\u0131nda birinci dereceden kan ba\u011f\u0131 bulunan ki\u015filerdir. Bu intikal i\u015flemleri ise tapu m\u00fcd\u00fcrl\u00fckleri taraf\u0131ndan yap\u0131lmaktad\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Miras \u0130ntikali Nedir?<\/strong><\/h2>\n\n\n\n<p>Miras hakk\u0131n\u0131n veraset belgesinde ismi bulunan miras\u00e7\u0131lara ge\u00e7mesine\u00a0<strong>\u201cmiras intikali\u201d<\/strong>\u00a0denmektedir.<\/p>\n\n\n\n<p><strong>Miras \u0130ntikali Nas\u0131l Yap\u0131l\u0131r?<\/strong><\/p>\n\n\n\n<p>Sulh Hukuk Mahkemesi veya Noterden al\u0131nan veraset belgesi ile birlikte a\u015fa\u011f\u0131da yaz\u0131l\u0131 belgeleri tamamlayarak bir Tapu M\u00fcd\u00fcrl\u00fc\u011f\u00fcne varislerden biri ya da hepsi taraf\u0131ndan ba\u015fvuru yap\u0131lmas\u0131 halinde miras intikal i\u015flemi ger\u00e7ekle\u015ftirilecektir.<\/p>\n\n\n\n<p>Miras intikalini ger\u00e7ekle\u015ftirmek i\u00e7in b\u00fct\u00fcn miras\u00e7\u0131lar\u0131n tek tek miras intikali istemesine gerek yoktur. Fakat ta\u015f\u0131nmazlarda hak sahipli\u011finin tapu ile ispat edilmesi dolay\u0131s\u0131yla ta\u015f\u0131nmaz, mutlaka kendi adlar\u0131na tescil ettirilmelidir.<\/p>\n\n\n\n<p><strong>Miras kalan gayrimenkul\u00fcn intikal i\u015flemlerinin nas\u0131l yap\u0131laca\u011f\u0131n\u0131 s\u0131ras\u0131yla anlatacak olursak;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u0130lk olarak noterden veya Sulh Hukuk Mahkemesinden veraset belgesinin al\u0131nmas\u0131 gerekir. Bu belgeden en az 3 tane alman\u0131z sizin i\u00e7in iyi olacakt\u0131r.<\/li>\n<li>Miras kalan gayrimenkul\u00fcn tapu fotokopisi ya da tapu kayd\u0131 ile birlikte belediyeye ba\u015fvurularak gayrimenkul\u00fcn rayi\u00e7 de\u011ferini g\u00f6steren belge al\u0131nmas\u0131 gereklidir. Rayi\u00e7 de\u011fer belgesinden en az iki tane al\u0131nmas\u0131 gereklidir.<\/li>\n<li>E-devlet \u00fczerinden ya da yetkili vergi dairesinden veraset ve intikal vergisi \u00f6denecektir.<\/li>\n<li>Yukar\u0131da yaz\u0131lan belgeler de tamamland\u0131ktan sonra Tapu M\u00fcd\u00fcrl\u00fc\u011f\u00fcne ba\u015fvuru yap\u0131l\u0131r ve intikal ger\u00e7ekle\u015ftirilir.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Miras Tapu Masraf\u0131 Ne Kadar?<\/strong><\/h2>\n\n\n\n<p>\u0130ntikal ve veraset vergisi \u00f6denerek miras olarak al\u0131nm\u0131\u015f gayrimenkul\u00fcn tapu harc\u0131 \u00f6demesi yap\u0131lmaz.
