T\u00fcrkiye\u2019nin gayrimenkul sekt\u00f6r\u00fc b\u00fcy\u00fcmeyi s\u00fcrd\u00fcr\u00fcyor ve yabanc\u0131lar da bu sekt\u00f6rde \u00f6nemli bir paya sahip!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Yurt D\u0131\u015f\u0131ndan Gayrimenkul Al\u0131m\u0131<\/h2>\n\n\n\n<p>Bu konuda T\u00fcrkiye\u2019nin g\u00fcvenli\u011fini temin etmek amac\u0131yla uygulanan baz\u0131 yasaklar vard\u0131r. \u00d6rne\u011fin Kilis, Hatay ve Mardin\u2019de, Bozcaada ve G\u00f6k\u00e7eada\u2019da yabanc\u0131lara konut sat\u0131\u015f\u0131 yap\u0131lmaz. Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc\u2019n\u00fcn yay\u0131nlad\u0131\u011f\u0131 ilana g\u00f6re T\u00fcrkiye ile s\u0131n\u0131r\u0131 bulunan di\u011fer \u00fclkelerdeki yabanc\u0131lar, s\u0131n\u0131r illerden, kendi \u00fclkelerine gayrimenkul edinemez. \u00d6rne\u011fin, Bulgaristan vatanda\u015flar\u0131, K\u0131rklareli ve Edirne\u2019den ta\u015f\u0131nmaz alamazlar. Irak vatanda\u015flar\u0131, Hakk\u00e2ri ve \u015e\u0131rnak\u2019tan konut edinemez. \u0130ran\u2019da ya\u015fayanlar\u0131n I\u011fd\u0131r, A\u011fr\u0131, Van, Hakk\u00e2ri \u015fehirlerinden gayrimenkul edinmesine izin verilmez. Azerbaycan vatanda\u015flar\u0131 I\u011fd\u0131r\u2019dan, G\u00fcrcistan vatanda\u015flar\u0131 ise Artvin ve Ardahan illerinde gayrimenkul edinemez.<\/p>\n\n\n\n<p>Ancak, Gambiya&#8217;dan Fas\u2019a, Dominik Cumhuriyeti&#8217;nden Almanya\u2019ya kadar y\u00fczlerce \u00fclke vatanda\u015f\u0131 T\u00fcrkiye\u2019den gayrimenkul alabilir.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Yabanc\u0131 Vatanda\u015flar T\u00fcrkiye\u2019den Nas\u0131l Gayrimenkul Al\u0131r?<\/h2>\n\n\n\n<ol class=\"wp-block-list\" type=\"1\">\n<li>Yabanc\u0131lar\u0131n T\u00fcrkiye\u2019den gayrimenkul alabilmesi i\u00e7in oturum izni olmas\u0131na gerek yoktur. Bu ki\u015filer, Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;n\u00fcn Yabanc\u0131 \u0130\u015fler Dairesi Ba\u015fkanl\u0131\u011f\u0131&#8217;na, T\u00fcrkiye Cumhuriyeti Konsolosluklar\u0131na, B\u00fcy\u00fckel\u00e7iliklerine veya Tapu M\u00fcd\u00fcrl\u00fcklerine ba\u015fvuruda bulunarak ya\u015fad\u0131\u011f\u0131 \u00fclkeden gayrimenkul al\u0131p alamayaca\u011f\u0131n\u0131 sormal\u0131d\u0131r.<\/li>\n<li>Yat\u0131r\u0131mc\u0131n\u0131n sat\u0131n almak istedi\u011fi konut, askeri g\u00fcvenlik b\u00f6lgesi s\u0131n\u0131rlar\u0131 i\u00e7erisinde yer al\u0131yorsa bu durum, gayrimenkul edinmenin \u00f6n\u00fcnde bir engeldir.<\/li>\n<li>T\u00fcrkiye\u2019den gayrimenkul sat\u0131n almak isteyen yabanc\u0131lar, ilk olarak randevu olu\u015fturmal\u0131d\u0131r. Bunun i\u00e7in Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc Tapu Randevu Sistemini kullanarak online randevu alabilir. Yurt i\u00e7inden 181 nolu telefonu, yurt d\u0131\u015f\u0131ndan +90 312 593 99 00 numaras\u0131n\u0131 arayarak da randevu alabilir.<\/li>\n<li>Gerekli belgeler de \u00f6nceden haz\u0131rlanmal\u0131d\u0131r. Bunlar; gayrimenkul de\u011ferleme raporu (gayrimenkul ekspertiz raporu), gayrimenkul tapusu, DASK (zorunlu Deprem Sigortas\u0131) poli\u00e7esi, belediyenin verdi\u011fi emlak rayi\u00e7 belgesi, pasaport veya kimlik belgesi \u015feklindedir (bazen pasaport veya kimlik terc\u00fcmesi de talep edilebilir).<\/li>\n<li>Gayrimenkul de\u011ferleme raporu, ne zaman d\u00fczenlendiyse o tarihten itibaren ge\u00e7erlili\u011fini 3 ay korur.<\/li>\n<li>Vekaletnameyle i\u015flem yap\u0131lacaksa farkl\u0131 \u00fclkede d\u00fczenlenmi\u015f vekaletnamenin asl\u0131 ve onayl\u0131 \u00f6rne\u011fi ibraz edilmelidir.<\/li>\n<li>Taraflardan biri T\u00fcrk\u00e7e bilmiyorsa i\u015flemler yeminli terc\u00fcmanla yap\u0131l\u0131r.<\/li>\n<li>Yabanc\u0131 uyruklu vatanda\u015flar T\u00fcrkiye\u2019den ta\u015f\u0131nmaz sat\u0131n al\u0131rken haciz veya ipotek gibi bir durumunun olup olmad\u0131\u011f\u0131n\u0131 Tapu ve Kadastro Genel M\u00fcd\u00fcrl\u00fc\u011f\u00fc&#8217;ne sorabilir.<\/li>\n<li>G\u00fcvenilir bir arac\u0131 firmayla anla\u015f\u0131lmal\u0131d\u0131r. Taraflar aras\u0131nda ihtilaf \u00e7\u0131karsa davan\u0131n T\u00fcrkiye Cumhuriyeti mahkemelerinde a\u00e7\u0131lmas\u0131 gerekecektir.<\/li>\n<li>Noter huzurunda sat\u0131\u015f vaadi s\u00f6zle\u015fmesi ger\u00e7ekle\u015ftirilmesi yetmez. Ancak, 19 May\u0131s 2012 itibariyle yasa de\u011fi\u015fti ve hemen hemen t\u00fcm d\u00fcnya vatanda\u015flar\u0131n\u0131n, T\u00fcrkiye\u2019den gayrimenkul alabilmesi m\u00fcmk\u00fcn hale geldi.<\/p>\n\n\n\n<p>T\u00fcrkiye, yat\u0131r\u0131mc\u0131lar i\u00e7in cazip bir pazar durumundad\u0131r. T\u00fcrkiye gayrimenkul piyasas\u0131, avantajlar\u0131yla Orta Asya ve Avrupa \u00fclkelerinin g\u00f6zde pazarlar\u0131ndan. \u0130statistiklere g\u00f6re pandemi s\u00fcreci bile bu durumu olumsuz etkilemedi. 2020 y\u0131l\u0131nda gayrimenkul sat\u0131\u015flar\u0131nda y\u00fcksek ba\u015far\u0131 oran\u0131na ula\u015fan T\u00fcrkiye, Yeni Zelanda\u2019dan sonra en \u00e7ok gayrimenkul sat\u0131lan \u00fclke oldu. 2020 y\u0131l\u0131nda yabanc\u0131 vatanda\u015flara 40,812 adet gayrimenkul sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirildi. Halen uluslararas\u0131 gayrimenkul sat\u0131\u015flar\u0131 artmaya devam ediyor.
